EV charging at a commercial car park

At a commercial car park, a charger is not just a convenience for drivers but also a source of revenue and a draw for customers. How much ends up in the owner’s pocket comes down to three things: matching the chargers to the car park’s profile, setting your own rates, and a billing model with no commission on every kWh.

How a car park with chargers makes money

  • Energy margin — the difference between the price per kWh paid by the driver and the site’s energy cost.
  • An idle fee after charging ends — charged per minute, it increases turnover and earns extra from cars blocking the bay.
  • A more attractive car park — EV drivers choose places where they can charge their car, and stay longer.
  • Packages for regular customers — subscriptions for tenants, businesses and fleets, billed collectively.

Matching chargers to the car park’s profile

There is no single right charger for every car park. What matters is how long cars stay:

  • Office car park, park & ride, hotel car park — cars stay for many hours, so 11–22 kW AC chargers with load management are enough. Low cost per point and many bays on one grid connection.
  • Shopping centre, service outlet, restaurants — stays of 1–2 hours. 22 kW AC works well, and with heavier traffic one or two DC chargers.
  • Roadside car park, fleet and taxi charging — speed and turnover are what count. DC chargers are justified here, but they require high connection capacity and a larger investment.

Your own rates and rules

In the Domena Power system, the car park owner is the operator: they set the price per kWh, a two-zone tariff, the idle fee and who is allowed to charge. They can set different rules for tenants, employees and customers, and see sessions, consumption and revenue from each charger in real time in the panel.

Example: what you keep with no commission

A car park has 6 AC chargers. Each delivers an average of 40 kWh a day, giving approx. 7,200 kWh a month in total. The driver rate is 1.59 zł net per kWh (1.95 zł gross — the price of public AC charging in September 2026), and energy costs the site approx. 0.90 zł net per kWh.

Revenue is approx. 11,450 zł net a month, and the energy margin approx. 4,970 zł. In a model with an intermediary taking a 20% commission on revenue, you give away approx. 2,290 zł a month. The Domena Power subscription for 6 chargers is a flat 80 zł net per month — regardless of how much energy you sell.

Illustrative calculation. Charger utilisation, energy prices and rates depend on the location and profile of the car park, and the commission level on the specific operator.

Formalities for paid charging

  • UDT inspections — a station used to provide a paid charging service must be inspected by UDT (Poland’s Office of Technical Inspection) before it is commissioned.
  • EIPA — publicly accessible stations are registered in EIPA, Poland’s Alternative Fuels Infrastructure Register; stations in a closed system (e.g. only for tenants and subscribers) are not subject to this obligation.
  • Requirements for publicly accessible stations — including transparent pricing and the option to pay without a contract with the operator; their scope depends on the station’s power and commissioning date.
  • No licence is required — a charging service is not a sale of energy within the meaning of Poland’s Energy Law.

The scope of formalities depends on whether the car park is publicly accessible or serves a closed group of users. We confirm it for each specific site.

A car park with turnkey charging

Domena Power handles the entire process: power assessment and charger selection, installation assessment and design, installation, preparation for UDT acceptance and the billing system. The subscription is 30 zł net per month for the first charger and 10 zł net for each additional one, with no commission on energy sales — the entire margin stays with the car park owner.
